  2. Daily management and upkeep of the rental property

Action Management & Leasing uses a detailed application, credit reports, and a background check on prior rental history to screen prospective tenants for our owners.  Our owners make the final decision who leases their property.

Action Management uses a customized lease that allows owners the ability to add additional clauses which may be applicable to their property.

After a tenant has been approved by an owner, a detailed move-in checklist of the vacant property is completed by Action Management & Leasing, and digital photographs are taken to document the condition of the property.  This provides owners a complete inventory of the condition of their property for proper evaluation when the tenant moves out.  

The majority of rents are due on the 1st of each month.  A five day grace period is allowed for tenants.  Late fees are assessed on the 6th of the month.  Action Management & Leasing processes tenant rent through the 11th of the month.  After tenant rent is booked and cleared, we begin processing funds to the owners.  Owners receive their funds monthly along with a detailed statement of paid repair bills and management fees on the property.


At the end of the year, each property owner receives a year-end summary of income and expenses and a 1099 for tax purposes.
