Action Management & Leasing Company is a full service residential property management firm established in 1979. The owner and broker of Action Management is Craig Jungjohann, who has managed residential property for the last 26 years. We manage properties and are active in the Omaha Nebraska metro area including Bellevue, Papillion, Plattsmouth, LaVista, Ralston, Millard, Elkhorn, Gretna, and Springfield. We offer professional property management services to client owners all over the United States and overseas.

Our detailed application and in depth background check lets us find out everything we need to know about the perspective tenants for our owners. Our owners always have the final decision in who leases their property. Action Management uses a customized lease that gives owners the ability to add different clauses which may be applicable to their property.

After a tenant has been accepted by an owner we will complete a detailed walk in checklist of the vacant property along with digital pictures which we save for future reference. This list gives our owners a complete inventory of the condition of their property for proper evaluation when the tenant moves out.

A majority of the rents collected are due on the 1st of each month. There is a five day grace period allowed for the tenants. Late fees are due from the 6th of the month and forward. Action Management processes rent during this time until the 11th, which we then start processing funds out to the owners. Each month the owners will receive their funds along with a detailed statement of any repair bills paid and management fees taken on the property.

At the end of the year each property owner will receive a year end break down of their property with an income and expense report and a 1099 for tax purposes.
